NEVER buy a flat from them Reply Mahipal November 10, 2014 I am from mumbai, and have seen Balaji’s project. Even though i don’t invest much i have seen a lot of upmarket projects of reputed builders both in mumbai and bangalore. As per my view ETA has the most miserable floor layout i have seen till date. They have literally wasted floor space because of which all the rooms have small layout even though its big on papers. A 2000 sqft apartment in eta has actual space that of 1000 sqft of other builders. Again the inside layout is very bad all rooms directly connected to living room with no passage and privacy. Even low class builders don’t use marble flooring these days. The passage from the lifts to the apartments was uncessary this is where the major space was wasted. Its has a dubai archietature looks good from outside, miserable from inside. Thats my point of view, if you are getting it at cheaper rate then no problem buying it. They are selling flats for the unmatched price with the quality. If we really want to invest our money to buy a flat then need to go for good real estate which are spreaded over Bangalore and country as well. Before buying a flat everything should get clear what our exactly need and requirements because once we put our investment into fake promise, It will not gonna emphasize again. He has cheated many people in construction. He will quote less price initially and in the middle he claims constructions cost has gone up and he will stop the work. Customers are forced to pay more and get the things done. The trick he uses is – hires a smooth talking marketing guys who covers him up nicely until the sale is done. once the sale is done, buyer is exposed to the true nature of the builder. In good faith, i recommend potential buyers in whitefield bangalore to be away from Balaji Developers. It seems they do not keep their commitment, do not provide proper amenities and even the quality of construction is very poor. They are still doing the basement. When did you get the oppurtunity to check teh quality? construction started in Sep so obviously it wouldnt be finished by Dec. right? Why dont u admit that you changed ur mind due to other reason. Nothing wrong in that. The builder has to return ur money as per the agreement. Since then their has been no progress on the project and only false commitments from the company on the commencement. I had recd a letter from them a 5 month back that they would be starting the project in 3-4 months time. To my shock in major newspapers, their has been a news that Economic offense wing has registered a case against the builder for duping 100 investors for 2 locations including Whitefield . . Investors Beware and lets fight our case against this Builder. I had very bad experience with them. whatever they make commitment with customers, they never do. I booked one flat in whieldfield from Balaji Develpers. The project is still not completed. Day to day they are extending the date of completion and constructoin quality is not too good. so i wanted to cancel my booking. But they are not refunding my money. They has taken my 2 lakhs. and not refunding me. They are just making fool to customer. Please i request you all friend home buyer. Do not buy flat from Balaji Developers. Because of their bad quality of construction and delaying the project. i want to cancel my booking. But they are not refunding my money. just they are telling that they will give tomorrow, and tomorrow never comes. One day i called the builder to ask my money , he abused me and told they wont refund my money not even a single rupee. They are fraud. Please dont book flat in Balaji developers. After moving in the appartment, all the residents are repenting the decision of buying a flat with this new builder. The residents are cheated by builder. They havent been given the amenities that were promised. Childeren have no area to play. No gym, no swimming pool, no party hall yet. The residents are already charged for this. The sewage treatment plant is pathetic and leaves a bad stink throughout the day. He has taken money for drainage connection to BWSSB lines but this connection doesnt exist at all. These are problems of residents residing in his recently completed project (Balaji Pristine) Above all, as a builder, he is worst. He has worst set of superwisers who understand only telugu. They can speak/understand hindi/english but its really basic. When you want to convey a change in your flat design or have a specific requirement, they dont understand and screw up your work at the end. If you want to buy a flat, you will have to dialy visit teh site to follow up your work or see if they dont screw up your work. My suggestion, dont buy a flat in his new scheme. Unfortunately his quality of construction is pathetic. Lots of Seepage, Leakage, improper electric lining, Lifts are not working properly. Mismatching his proposal & promises. On top of it as per the agreement he must provide Swimming pool Club house, Gym Jacuzzi, sona bath. But he is not proceeding with any of this work and claims he finished his work in apartment. When it was questioned no responsible answer is received. Rather he says no approval is available to get this done so he can do until his get OC (Occupancy Certificate), nothing looks transparent from him. As we are paying huge EMI which include all the amenities promised. He could not keep his promise till date. In mean while he is starting his new project nearby to our project in Whitefield, I am worried he may ignore to complete and move on the next business. Kindly do the needful.
