      i invested in expats talavalley and vida mumbai projects …i cancelled those projects in dec 16 and asked for refund as soon as possible due to urgency at my home..9months already passed but nothing refunded till now..only new refund dates are being given.i am a defense person …invested my hard money around 6 lacs…

    I had purchased plots at Dove project from Expat Properties around 9 years back.
    I had purchased for 3.5 lacs per acre. Now the market valuation of the plot is around 1.5 to 2 lacs.

    I have repeatedly asked this question why after investing for 9 years, the market value is 30-40% less than what I originally purchased for. They have not answered to my question yet. They are just beating around the bush and no precise explanation for providing such disastrous investment to their clients.

    I thought to share this so that investors are cautious while investing their hard earned money and are protected.

    i had taken a plot from expat profperties in kasheli village-karjat.
    the plot was initiallly taken from A CHEAT, FRAUD builder called Manoj jagwani-staying in NALASOPARA,.
    But this builder subsequesntly sold my plot to expaat properties.
    the builder told me to approach expat properties and assured me that they would make a correction deed and re- register the land back in my name.
    but when i went there,they told me to approach the builder. whereeas the builder told me to approach the company.Both of them are playing games with me. I had taken the plot in 2007, and now 10 years have passed-both of them are talking very rudely- telling me to go to banglore, pune etc. SOMETIMES, they are telling me not to call here-very arrogant people. tHEY ARE NOT REGISTERING THE PLOT IN MY NAME. THE NAME OF THEIR PROJECT IS “SPARSH” -AT KASHELI VILLAGE KARJAT.
    It was my hard earned money-but this company is treating me very badly. The name of the concerned person is madam Jyoti-in PUNE BRANCH OF EXPAT PROPERTIES.
    She changed the position of my plot to a road cutting area, without even asking me and she does not even care to do the registration of the plot, inspite of me having paid the entire amount of 5 lakhs in 2007. Dear users-This company-EXPAAAT PROPERTIES AND ISPAAT PROPERTIES ARE JUST CHEATS-PLEASE BEWARE- THEY ARE JUST FRAUD. PLEASE DONT INVEST IN THIER PROJECTS.

    I had booked a plot in ASMITA Project in Mangaon in 2010. The registration is done but the 7/12 extract is in the name of FOREST DEPARTMENT. I followed with Ranjini and Berly Dsouza about this but they are just delaying. The plot is also not the same that was shown to me in 2010 but its a different plot after seeing the plot in 2016. This is a totally Fraud and cheating. The plot is not handed over and not the 7/12 extract is in my name. There is no access to the plot and no assurance since 6 years of my investment. I have lost my money. My family is disturbed because of my investment with EXPAT. Because of such fraud people life has become a hell.
    They are not returning my money and am fed up by sending them emails over emails. I request to be careful before investing with EXPAT.

    Hi All,
    Please be wary of Expat Properties, specially NRIs living in the GCC countries. These guys are very unprofessional and nearing the border line where I am tempted to call them scamsters. They have been collecting money from unsuspecting customers all over and investing that money for their personal gains. Imagine, these guys haven’t been able to deliver plot projects yet after 7-9 years and have already entered the apartment and villa building industry. People who have bee scammed, lets get together and people who are about to buy property through them, please be careful.
    I am after more than 7 years still waiting for my plots in 2 projects (Tranquil Heights and Horizon) to be delivered to me. I have already pulled out of Crest project near Bangalore, where they handled the refund very unprofessionally and arrogantly. Beware Expat properties, mend your ways or its going to be difficult for you to survive.

    Having read all the above post, I feel the frustration of so many Investors. I have just sent them a final notice to respond to my request and handover the agreed plot. I have been taken for a ride since past 4 years. Suddenly last year I was informed the project I had invested in (Krtiti II Project) will be delayed further (even after 2 years delay) and given option of another project (Saubhagya Pj) which was supposed to be handed over between Apr-Jun 2016 and later informed of delay till end of this year. I planning to take legal action against this firm and also raise the issue with DED as to how such an organization is allowed to function in UAE with so many people being duped by them.

    Worst Experience with Expat Properties

    We had invested with Expat i – Zephyr Dighi Project in 2010 and still we have not got the possession.
    Every year they are making the false promises and giving the new deadline .
    we are waiting patiently from last 6 years but nothing is happening in this project. all we can get a new deadline every year and a false promise .
    this is really FRUSTRATING AND UNACCEPATBLE.
    I invested my hard earned money in Expat with trust , but now we feel cheated by Expat.
    is this the way you deal with investors and where is your company ethics and entegrity.
    really now i dnt have any trust in your company at all and do not trust a single person in your company
    Note: EVERY YEAR MR. BERLYN AND RANJINI MAKING FALSE PROMISES AND GIVING AN UNUSUAL DEADLINE.

    Very bad and in short fraud organisation. They will take 10% of the consideration overseas and take 90% in India while they will only show the cost of Indian payment only. When I raised the issue they said its for taking cost of overseas office but I will get the return on full amount as its total payment to Expat group. I opted for buyback and now they are saying overseas cost is not included in short this fraud organisation will not give me 300000 of overseas payment and only give Indian payment.

    Buyers please beware this is a fraud organisation

      Four of my friends are Duped the same way , given trust(everyone knew everyone else!!!) we first saw property after doing registration though we were given documents (now we know all forged ones) and we were promised registration will happen in a month (in Sep-2013) ,seller was farming on the land at time (but he was a friend!)checked in July2014 again he was farming on the land!!!!got suspicious and tried to tell other friends we are duped , it took few months to find a lawyer & first legal review by lawyer we knew we lost the investment.Seller then stopped taking call & ran away!!! below are the details for others to not fall in their trap again.
      Srushti developers duped me and 4 friends of 30lakh each in name of selling land,Suresh Venkataramanappa and S Harish Kumar. Conman Harish lured all into this plot and Suresh ran away with money after selling agricultural land as residential leaving us to grapple with legality,yet another land scam in Bangalore beware of this builder. New layout coming up in name of Nadavathi for those still interested

We must take them to COURT please join me and let us take them to consumer court. my money is locked up for last 8 years I have not been able to get a response from anyone on my plots in dharmapuri..I have sales agreement which I am releasing to media this week as I am exhausted with chasing them for these last 8 years..how can people still buy from these CROOKS?? PLS BE AWARE THEY ARE CHEATING EVERYONE>

      Expat Property firm is real scam. Please do not invest through Expat Property as many investors blocked their money for more than 5-6 years and still awaiting possession of their plots. Since Expat Property got their money from customers they are leased bother to deliver plots to their customers.

      Please DO NOT have anything to do with EXPAT Group in Bangalore. They are cheaters and fraud scamsters. We puchased property from them in 2009 and till date they are refusing to handover the plot in Dharampuri and in Pune.
      Despite countless mails and calls, there has been NO RESPONSE to our query of where is our property and our hard earned cash deposited for full purchase amount.
      can they get away with this cheating way of business??
      Pls JOin US and email us details of your case if you have been cheated by Expat, we are taking this to court and to media this time.
      We are tired of dealing with CROOKS like MD Reddy who is not available to take our calls nor has addressed the issue of why the land has not been developed nor handed over.

        Fully agree, when we went for site visit with sales team in 2012 they were unable to locate the site can you believe the extent of the fraud of this company. First Take money from poor working professionals, then give sale deed on bogus site, then make them wait for 7 years without any interest nor any information on the site then say we do NOT KNOW about this property, those who sold it are no longer working with us?????
        Till date no word on our land purchased from expat properties. CAlls to the MD Mr SANTOSH REDDY unanswered. Where is he?? In the US and Dubai getting more dumb investors to put money into sites which have NOT BEEN ACQUIRED>? Farmers still own all these sites so how dare he take our money before acquiring these sites? IS THIS NOT CLEAR CASE OF FRAUD AND CHEATING CONSPIRACY?? We plan to sue him and his company pls join us. email me directly with all your details.     1 -When will the development of Expat Garv Start. Any phase
    2 – It says its a residential project – does it mean NA.
    3 – Can you clarify on the land status. Can i assume its residential and one can build something or one has to obtain additional certificate to make it NA
    3 – will investor get seperate 7/12

    I have booked a plot in Garv at Kudli and paying installments. Could you please let me know when you are likely to start development work in Phase 1 and 2 at least. At the site there
    is no board or demarcatioin.
    Just don’t know what is going on.

    Not investing in expat was a good decision

    While selling the sales come on as they will deliver and do they really?

    We’ll this is some thing all should think, about

    These is as if playing in futures on real estate,
    invest small amount and get good returns

    With properties out in nowhere and no trace to keep track

    Where as it should be buy property ready for possession,
    which I did in 2009 Now I stay in it and paid the same amount

    Expat- Only excuse is not good enough,

    we have completed all structural work its only the meter installation work that is pending and expected to be completed in the next 60 days.

    I understand there has been a delay in handing over the apartment to you as per our committed timelines and I sincerely apologize about the same but I would also like to assure you that we as a company have taken all necessary measures to ensure there is no hold-up from our end. There have been delays due to factors beyond our control. This being our first construction project, we have strived to ensure our final product being handed over is a great product both from a utility / convenience and an investment stand-point.

    Once again I solicit your co-operation and understanding for just a little longer while we work towards completing all development works on this tower.

    I have booked a flat at Genesis with a committed possession of Dec 2011. Now, even though we are approaching Dec 2013, there is no firm committment regarding the possession. They had committed Feb 2013, June 2013 and now mid-August 2013. But no firm committment is not yet received. Due to this delay, I am a loser, since I have started paying EMI since August 2011. Please advise

    If you are an NRI, please avoid this company. Beware of their assistance in granting you a farmers certificate. This is against indian law which forbids foreigners NRIs purchasing land. Also note, their NA land is only approved by the panchayat and not by town planners. Read the fine print on the terms and conditions as they sell land not belonging to them and will insist on a 3 way agreement between you, the farmer and themselves and they will take and keep your money. If you have any problems you have no legal recourse because their sale agreement is watertight. I would seriously encourage you to seek legal advise before being taken by their sales pitch and pressur selling.

      Hi, Usually they enter into an agreement with the farmers to sell their land through power of attorney. Is it illegal ? NRIs can buy agriculture land not foreigners. Have you heard of a case of Expat duping some one ? I do not know whether they have handed over possession of any plots under any of their schemes. Please clarify. Thnx

      We do not sell agriculture land to NRI’s. We only sell them Non Agriculture plots in compliance with RBI norms and regulations. We do not do any 3-way agreements, with our customers and we also do not sell land that does not belong to us. What you have written is completely untrue and is malicious in nature.
