Mantri Developers was established by Mr. Sushil Mantri in 1999. The company is one of India’s leading developers of IT parks, world class homes, educational institutions and retail spaces. Since the time the company was formed, it has around 30,000 content residents. Apart from this, it has also constructed 20 projects and to its acclaim over 10 million square feet constructed area and over another 8 million square feet which are under various stages of construction. Mantri Developers made a modest start a good 12 years back. It was that time of the year when Mr. Sushil Mantri had migrated to Bangalore with an intention to start the company.

Mantri Builders functions with a vision on the values of Punctuality, Quality, Reliability, Speed, and Transparency (PQRST). Besides, the company has further plans and intends to concentrate on the retail, residential sector, IT Parks, hospitality and educational institutions in Chennai, Bangalore, Pune and Hyderabad.     thanks everybody for sharing your experiences .i was planning to book mantri ‘webcity’ apartment in bangalore near hennur road ,possession is in 2015. But stepping back after reading all comments. Please advise.

      Mantri is big cheater..don’t invest money in the mantri project….if you want to know the reality..Please read the review of Mantri celestia project Hyderabad on the internet. I was also thinking I am going to invest in Mantri but finally results are with me..Delaying for more then 3 year..god know whether they will handover with 4 year delay also..they collected 95% of money from customer and they started delaying..what the hell Mantri builder are doing ????

    We have booked a flat in Mantri Serenity in Nov 2012. You promised that the construction will start in Jan or Feb 2013. But now you say May or June. absolutely no idea why this delay. please keep us informed and let us know what problems are causing this delay.

        Me too booked the flat in Nov-2102. They told me that construction will start in Jan013. Then May 2013. Later they said June end. Now they are telling after mansoon. I think they are diverting funds to buy land to start new projects.

    Hi All,

    I am interested in mantri serenity considering the location Advantae it has over other Tier-1 builders on Kanakpura road.

    However i want to be absolutely sure if Mantri have all legal clearances ( BBMP,BWSSB approvals )& Has No Khata issues ( Like their other project in the vivinity ).

      Be careful…..Mantri record is full with lack of commitment to even provide basic facilities like water even after taking money from the residents . They have not even applied for BWSSB for Cauvery water in Mantri Astra even after two years….many deficiencies in quality and maintenance….they have not provided rain water harvesting working set up, solar water is not connected properly, seepage and list goes on…I would not recommend Mantri to anyone…

        We about 150 flat owners are still struggling in Mantri Astra to get the basic amenities in place like water , intercom etc … They have failed to provide us with a bore well and the STPnever worked and all the cost has to be borne by us …they have collected the diposit for the corporation water but have not paid …
        My advice would be look for another builder and not Mantri … Only if I had got this advice when I was buying would have not fallen for this cheater .

    I lived in Mantri Elite for a few years and was amazed with Mantri Propcare Unit. There were issues but then they always sorted it out. I shifted to Chennai a few years back.I bought a flat in Mantri Synergy with the same dream. But what a shock! It was as though it was a different hopeless management altogether.

    We were forced to take over the maintenance from Mantri Propcare due to the pathetic state of maintenance. The association is still struggling to bring things under control due to the state in which it was handed over.

    I really wonder what Mantri Builders are thinking? Is it not in their best interest to sort out issues in their first project in Chennai? I dont recommend any one to buy a Mantri flat. Word spreads fast. Is Mantri not worried ?

      I can second these comments. Mantri has been evasive on its responses to list of problems and incomplete infrastructure in Mantri Astra. Residents have sent at least two postal registered letters ( and scores of emails and phone calls) but it has not been sufficient to get any useful response or closure. They have not paid money to BWSSB even after two years , while money was collected from residents…..

      I also bought a flat in Mantri celestia Hyderabad. they started consturction in good pace. when they complete the all the floor..they started delaying ..they stoped the construction from the next month only because they collected 95% money from customer..we can see very rarely construction there….now almost 3 year delay and god knows when they will complete…It may go for more then 4 year delay also( for tower A, B, C Block).

    Hi,

    I would like to give you some important information.

    The following are my concerns,

    1. No water source for 800 apartments, water is being bought for every single use. Owners are paying for tanker water supply

    2. No Sewage procesing units(or they are not adequate). Owners are paying for clearing sewage through tankers again.

    3. power supply is erotic as proper transformers are not planned. Then the apartment is forced to use the DG sets extensively and hence more maintenance cost.

    The maintenance cost is equivalent to rent in that area. Also, the quality is worst. Everything is low quality.

    They promised me a stilt level parking by the name of open car park and later claimed that it is open to sky. Their marketing ppl are literal cheaters.

    I have heard from electricians Of Mantri “I would not buy my house here, you are a fool”, this was in response to the fact that all the kitchen plug points were behind fridge space. Also, they have provided a 5Amps switch for fridge, this is not right.

        Better u should provide mobile number or land line number so that people can talk..don’t make a fool to the customer with giving email id..I have seen the response…so no need to make fool..U people are delaying Mantri celestia project from more then 3 year..and giving only 3 rs psft( almost 3000 per month) what the hell u people are giving for compensation…

    Hi Uma,

    Don’t come to any conclusion because of the poor experience what you had. By your writing, it is clear that the project is not good, and it is mainly due to the marketing executive whom you dealt with.

    Before buying any property, you have to deal with a best real-estate agent or marketing executive. You should be more careful, and you should not restrict yourself to a single broker to deal with that. You have to consult many of them to come with a best deal.

    I purchased Mantri Espana with an understanding that it’s a premium property and paid premium cost. But when apartment given to me for PDI, found construction quality very average, even cracks in marvel flooring. asked Mantri officials to rectify it but for 4 months they kept on saying ” it’s getting rectified” . Finally they put some solution to it and even after that crack was clearly visible. Now my handover is already delayed by 5 months and I’m paying hefty rent in my current accommodation but there is no body in Mantri to listen and do needful. I feel like cheated by Mantri, where they have taken the full money and have not deliverd the apartment with basic quality of construction.

      Ur flat is delay for 5 month. But Mantri celestia Hyderabad delaying for more then 3 year…u can think how the mantri builder are..cheating with Celestia hyderabad customer….

    Mantri Serenity is a new residential project of Mantri Group located at Kanakapura Road. If offers 3 and 4 luxurious apartments on size ranging of 2080 sq ft – 3010 sq ft.

    The biggest plus for this project is the amenities like meditation hall, convenience store, indoor & outdoor games, unisex parlor, ATM and many more.

    Location wise it is a good investment option.

    Mantri Alpyne is a great ongoing project from Mantri in the serene locality of South Bangalore (Banashankari 5th Stage – Uttarahalli Main Road). It is a beautiful project & rates high on both residential & commercial value. It has close proximity to schools like Delhi Public School & hospitals like Manipal & BGS. Already home to a beautiful surrounding location, with an adjacent hill hosting a BWSSB water tank on its peak, surrounded by a BDA park. One of the best projects from Mantri!

    I am totally surprised that Snehal Mantri was given the Award on behalf of Mantri Developers when she has no commitment to her projects undertaken. Who decides on giving awards to craps and creeps. The Mantri Synergy Project in Chennai, OMR is the worst in construction, besides not having any Borewell for water supply and there is no sewage water treatment. Mantri Builders are real frauds and cheats and people should not buy anymore from Mantri Developers and make them run out of business until they fulfill their commitments in all their projects. Having made so much of huge profits in millions and millions, how shamefully they are unprofessional. I am pretty sure with this kind of attitude, they are ruining themselves.

    I really agree with all the above, I wish some one could contact sushil mantri and tell what actually is happening in chennai constructions . Hope some serious thought will be given from both Mr and Mrs Mantri who are making a simple living a horrible living where everyday you face a problem.Atleast on rent you will have a dutiful owner who solves problems .Its a night mare where severe thoughts given a healthy person will deadly become sick. Hope some steps will be taken from the person concerned.

    I totally agree with the sentiments expressed above. I am yet another victim, who does not receive any response whatsoever from the persons’ whose names and contact details are given by the online contact staff. The management needs to improve on its customer service and response to custmer complaints.

    I liked this project, but looks like its expensive @ Rs. 4390/sq.ft.
    Is there any possibility of price coming down? Can someone please suggest if its wise to invest in this project?

    I also don’t believe that 4390 is a good price. I have looked at tyhis roject 1 month back with same prices but looked expesive to me. There are quite a few projects around in the are available for lesss prices. i guess mantri is charging for theor bran premium here. if it was under 4000 than i would have been really interested.

    However, the project has got its plus points as well as its a low density project with very good specifications and a good vertical garden layout. Last i spoke to teh matri guy last week, he mentioned prices are going to be revised to 4590 soon.

    But again too pricey for me. Salarpuria sancity is bang opposite this project but not sure what are the prevailing prices there.

    Having heard of quality of construction and good service from big names, I called into Mantri Developer’s toll free number (18001210000). I dialled the options for Bangalore and Alpyne appts. It took me 3 calls and some waiting in beetween to get someone to receive the call. I politely mentioned that I am looking for some information abt the project. I hear back somone speaking in hindi with a rude tone… saying ” I am driving now, call me later”. I was taken by shock… since I expected to reach some courteous customer care exec. I reconfirmed if it is someone from Mantri and asked if I can speak to someone else(hoping to find someone much polite than him). He said “whats the hurry?” Hinting that Ican call him later after he is no more driving!!!!! How do I know that…?.

    I have heard of high headedness and rough handling of customers from this builder in some earlier cases as well. I have for the time being dropped the idea of considering Mantri developers after this incident. Not being sure, if this is the kind of response you get for inquiries, what could be expected once the money is gone to the other side!

    Absolutely correct. Mantri builders are real cheaters and they never ever keep their words. When I booked the flat on July 2009 they said they will complete the project on March 2010 and after that postponed to June 2010 and again to September 2010. When I enquired on September 2010 they said May 2011 and last time when visited their site they are saying June 2011. But as per their development I don’t think they are going to complete it on or before of September 2011. More over when I visited my flat last time I saw whatever they have committed they haven’t provided anything like built in wardrobes for both bedrooms. I have everything on writing but when I asked about this, they said sorry we couldn’t do that and they will give stand alone wardrobes in the drawing room. God only knows what they will give. Secondly their customer care is so bad and they are treating their customers as slum dogs and they are telling if you need you can cancel your project. When I write to their MD and it was pin drop silence.

    I got possession of my flat, Tulip, Mantri Park, Goregaon E, Mumbai, in 2007 and only moved in on 11/12/10. They have still not managed to get municipal water supply. for the last three years they have been giving false promises, saying, “in one and a half months you will get municiapl water”.

    The construction is so poor, with the first rain all the walls hav developed major water patches. The maintanence of the building is pathetic. It is dirty, debris all over, pan stains, broken flooring, pathetic elevators. Overall it looks worse than a 15 year old building.

    Now on moving in I am told that I cannot park my car inside the compound unless I buy a stilt parking, as all open parking has already been alloted to customers when they purchased their flats. On probing further find out that they charged customers higher rates for their flats and alloted them open parking spaces, i.e. indirectly they have sold open parking spaces. According to the law this is ilegal, as builders can sell only stilt parking.

    The result of this very behaviour of Mantri and all their false promises is very evident, as there are many flats still vacant and not sold since 5 years.

    I strongly discourage anyone from buying any flat in Mantri Park, as you are dealing with thugs and cheats.

    Mantri developers are name sake Banglore #1 developers, Its a real blunder to rate them as top#1. Even I believe because of the rating they had, but now I realised that Mantri is a useless organization in terms of commitment. They have no commitment at all, they would have forgot about the meaning of commitment too. Starting from the Vice president of chennai operations until the down the line marketing respresentatives all are bluff masters. I wonder if Mr.Sushil Mantri, MD who build this Mantri empire is aware of this. For the Mantri Synergy project which they started in Chennai in 2007, Mantri missed 4 deadlines till now and again postponed the possession to mid 2011. I wonder if they ever keep promises. All the ladies and gentlemen who wants to buy any property with them, be sure that in the construction agreement, they will mention that they will pay a penalty of around 2.5 to 3RS per SFT for the delayed period, but they will not mention the end date of penalty in the construction agreement. So you will be ended up paying both the bank loans and rent which is proportionally more than 15 times than what the penalty they paid to you. I agree that every builder has challenges like non availability of cement or labor, but not such that they missed 4 deadlines which is not acceptable by any customer or atleast me. All Mantri victims, please place your complaints here so that we would have helped someone not to become a victim like us.

    I have booked my apartment in Chennai Mantri Synergi last September. I have almost paid 95% but the overall construction still remain 60% in my opinion. For few blocks, walls, plastering and even ceiling work are pending.

    Land filling activities , aminities are just now started. It was initially promissed around December 2009 yet they had captured it as March 2010 in the contract. Now they have pushed the Phase I delivery to June 2010 but I don’t see this happening on June unless miracle happens. Phase II activities are way behind schedule.

    Though initially started as Luxury housing, later it became budget housing in their Phase II offerings by diliting some of the specifications. This is going to be tricky living especially when you have people of different class coexist, especially when the association gets formed it will be an interesting thing to see.

    Overall reputation of the builder is good but like any realtors, Mantri may also having its own struggles in the tough RE market conditions in Chennai where there are many options for buyers now. If Mantri delivers Synergy beyond expectations in terms of quality and aminities, even at a delayed timelines (acceptable limits though), I am sure they can demand premium in their future projects in Chennai, where if your reputation takes beating, bookings can be done only to the outsiders in the future!
