Raja Housing Projects This real estate company has successfully completed around 11 residential projects and some to name are Sai Villa, Gokul, Sannidhi I, Prakruthi, Helix, Mahalakshmi, and others. Currently, they are about four projects called Woods Park, Sannidi II, Prakruthi II, and Aristos. November 7, 2014 The legal issue of Raja Sannidhi has been resolved with the land owners who have confirmed the right title, interest, possession in favor of Raja Housing Ltd., through the order of the honorable II additional senior civil judge, Bangalore Rural District, Bangalore. Raja Sannidhi is free from all disputes or legal issues and as well as it is ready for registration. We also have few units in 2 and 3 BR options are left for sale. Is this issue resolved ? Reply navbpo June 12, 2012 This is a review about Raja Sannidhi , Begur Koppa road . An apartment complex from Raja Housing. There is nothing good about the builder so I am not going waste time on thinking about good things. However I want give honest facts about the issues so I am going to list down those . You can verify these claims from any Raja sannidhi residents by visiting the premises. Trust – This is the biggest issue. This builder cannot be trusted , here are the examples , D& E blocks were constructed and sold however there is a dispute so court asked the builder to stop registrations. Customers who bought the apartments cannot register till it settles. No khata transferred even after 3 years of completion of A,B, C blocks Builder still not completed amenities which were promised. Things like separate entry /exit roads, swimming pool , Children’s park etc. are still pending Fire engines cannot enter A, B, C , D blocks as there is no passage . People live here in constant fear. There is no working STP plant in place. Builder is pumping sewage water to the next compound . However builder showed 1.5 Lakhs as maintenance for STP and this was deducted from association fund. Builder illegally converted open spaces to parking areas and sold it to customers even though residents objected this move. Construction quality is poor .Many apartments have seepage issues. Builder illegally took power worth 2 lakhs from common meter for construction of D& E block , this was not refunded to the association fund. Builder not ready to explain various expenses in the last 3 years even after several requests from the residents Builder is also not ready to visit the premises to discuss any of these issues. The point to be noted here is that , we have made the payment for maintanence for one complete year and the builder is not managing the watter supplier well. Pooint # 8 : Please read my comment, and then make a reply. Builder is supposed to provide a container/ Bin to dump the garabage ( as this is a basic need ). But the garabage is shrewed all over the entrance . My poit is : Builder has not made enough arrangements to assimilate all the garabage so that we could give the garabage to BWSSB. Is this sufficient ? Place for drilling another third borewell was marked 6 to 8 months back. But the builder is stepping away. I am surprised to find a taker here :).What all comments are you denying mister ? All the above mentioned points are strong reasons because we are all middle class people who are working hard to pay the EMI’’s. There is no Childs play area ? where will the children play ? have you been using the Gym ?? it is still not up and running even after theSO CALLED HANDOVER 6 months ago ? See the comment: “I was the owner of Prestige Wellington Park, now not bcas I decided to sell it bcas of its poor quality of construction, poor finish, chipped tiles, uneven floor and uneven finishing of wall paint. Even if ppl walk in their homes ppl get disturbed in the lower apt. I have never seen this before. over all i would never advice anyone to buy a prestige property”. I think you are wrong, if you say that it’s the duty of your developers ha ha ha!. If we start complaining, list will be infinite. These are small issues. Recently there was a circular in the month of Feb issued by BBMP and according to that circular, they have levied betterment charges, hence when our project is completed, it will be our responsibility to pay the charges and get the Katha in our favour. Still lot of pending civil work is remaining and builder is running away. I plan to approach the consumer court and book against the cheating builder. My property is next to Vijaya bank colony in Bilekahalli. It seems, the builder landowner has not payed betterment charges and this is not helping us in getting the Katha transferred to our name. This means, the builder should help us more in giving us a legally clear title to the property buyers.Now we are asked to bear the cost of payment of betterment charges. My sincere advise is : Please dont buy anything from this builder unless the documents are legally clear. The builder should honour the written and oral commitments to the customers. People, please please review the builders older projects, get customer testimony and then take a decision on booking a flat with this builder. The builder promised a lot of facilities but he is yet to provide all the agreed facilities so far . Few examples of incomplete commitment:: 1-Not paid the complete betterment charges while developing the property . Now customers are asked to pay it.. 2-No functioning Borewell( One is totally dry. Another , pumps water only for 60 minutes in this winter. Dont know, if we get one drop in summer time ). Third bore well promised but no action from the builder. 3- No proper Gym( rain water seepage inside the walls ), 4-low quality basement flooring, 5- Defective plumbing / Plumbing 6-Bad quality of Main doors / frames 7- BWSSB water supply scarcity.( Irregular water tanker supply ) 8- In Efficient Site engineer called who just wastes time and does no work at all 10- No proper garden Maintanence 11- Child play Area is missing but was promised in the deed copy. The builder was quick enough in getting our payment for the flat purchase .He should be more committed in solving the building unfinished civil/one year maintanence work. You are welcome for the tour of my apartment and witness the bad service & maintanence from Raja Housing Ltd. interested people should be careful while booking in their future projects called- Raja Aristos/Raja Sannidhi and any other of projects in Bangalore UNLESS you are given 100 % assurance of the promises they make. Rcommendation :Better go for a bigger brand like Purvankara, Mantri ( though little bit more costly ) which gives you quality & reliable construction, maintanence service and all the amenities as promised in the sale agreement.
