Rohan Group was incepted in 1993 and today this real estate developer is a strong, multi-dimensional, multi-disciplinary, and vivacious organization.

This real estate developer headquarter is at Pune and they have office in Bangalore as well and has developed many residential properties in Pune and Bangalore.

This real estate builder also has developed civil infrastructure projects and is pioneers in constructing, maintaining, and managing the infrastructure projects. They have also ventured into developing highways, tunnels, bridges, regional development programs, bus terminal, public transport systems, and many.

They have successfully completed13 residential projects and to name some are Mihira, Garima, Modibaug, Nilay, and many other. Currently, they have 6 ongoing projects in Pune and 3 ongoing projects in Bangalore and they are launching a project called Garima- 2 and have 5 upcoming projects in Bangalore and Pune.

    They are Chet’s like when vendors are work with them as a sub contractor they deduct 5% deposit and they are not re funding that amount and not responding by mail are call , I contact with mahadev he is a employee of Rohan builders , vijay Kumar patil is project manager he is changed his contact number

    Rohan Builder is very well known builder in Pune and Bangalore. Though the builder main office is in Pune, still they have some good reputation in real estate in Bangalore. They made many top level building in both the city.

    I have been staying in Rohan Vasantha from last 10 months, it is now completely damage. The water sewage, cracks already appears in the wall. The maintenance is so worst. I think Rohan Builder didn’t invest 10% amount in this project which they took from us.

    Dear All,

    Please can you confirm me how I can get the OC or Occupation Certificate of building, as builder was not provided as promised.

    Except the OC, all the other things are uptodate like muncipal water supply, registered housing society,share certificate, annual maintainance baills from VVMC.

    Have booked the flat 1.5 year back in Landmark Residency and paid 25% of payment upfront. Since then no constraction work has been started and on top of that builder asked for 10% more payment. While booking builder agreed to allocate the unit with 25% payent. Builder also send letters to everyone that if they failed to make the payment 25% of payment will be forfeited.

    While talking to their employees they said project is in litigation and lawsuit has been filed by the land owners. Landmark only have 2 acres land and proposed project is on 12 acres.

    I rate this builders as negative and cheater, pls do not engage yourself with this builder.

    This is not the complaint but I want to warn the buyers to keep these comments and rating in mind before making any deal.

    Kiran yes sure you should reconsider …we are still suffering with pending promises…the piped gas, the biogas plant, car wash area all pending the Rohan leadership is not even willing to talk to the residents association is still struggling. it actually is a heart burn after paying so much money

    THIS PROPERTY ( ROHAN VASANTHA ) HAS ACUTE WATER PROBLEMS AND PATHETIC MAINTAINENCE, DRINKING WATER AND SEWAGE WATER SOME TIMES GET MIXED. THERE ARE WORMS IN WATER SUPPLY. SEWAGE WATER SEEPS IN SWIMING POOL WHICH SMELLS AND EYE INFECTION HAPPENS AFTER SWIMING. NOT RECOMMENDED AT ALL FOR EITHER RENTING OT BUYING.HAVE A LOOK AT GYM AND CLUB HOUSE AND YOU WILL KNOW HOW BAD IT IS. GAS SUPPLY IS 3 TIME MORE EXPENSIVE AND PARKING LOT IS FULL OF WATER IN RAINY SEASONS. THE STAFF AND OTHER OFFICERS ARE NOT CONCERNED AT ALL ABT THE ISSUES. X X X X X X X X X X X X X X X X X X X X X

    Hi,

    I think the main issue is these people are just believe in making profits. customer satisfaction is something last things. even being worse they are getting most buisness out of this market. Problem is with us, why we book flats at so high rates. These people also know even they not deliver they will get the customer easily by creating hype with raising prices and marketting.

    so no point in crying over here. you are not only culprit to yourself but to society.

    I empathize with you all, friends. Its a pity we are at a total mercy of these money-sucking machines. I was researching some way to bring their deeds to notice and came across this website. http://www.icrpc.org. They have brought a lot of builders down by exposing their lies. You all may want to check this one out.

    One of my friend is planning to buy a flat in Rohan Vasantha . I read couple of comments on RV hence like to know that whether till the Maintenance issue is there in RV? The lifts are still not working properly?

    i strongly feel that legal and penal action be taken as soon as possible collectively and have the concerns of all addressed in a manner befitting and doing so would certainly help matters from getting worst than what they are.
    Whether there is an association in place or not there should be a strong move to file cases in the consumer forum and also cases of cheating be filed collectively against the builder of cheating and wilful delay in completion and non compliance of getting the occupancy certificate etc and for non delivery of promised facilities added with poor quality of the project itself which has no doubt resulted in loss in both monetary and mental agony for those who have invested in this project.

    I bought an appartment with rohan builders bangalore in their prestigous project Vasantha. It is turning out to be a nightmare as living there is becoming a problem that is magnifying as each day passes, the project which was supposed to be completed in 2007 is still not complete and every three four months some work will be started by the builder that will leave the complex unorganized and filthy.
    There is a lot of problem with the quality of work done by the builder and if it rains the main entrances to the different blocks gets logged with water the entire ground floor is not levelled properly and you can see uneven slopes and difference in different floor levels. the landscaping that was promised to be one of the best in bangalore is now worse than the BDA/BBMP parks.
    the builder has cut corners in every utility provided in the complex and the equipments/materials used have started giving a lot of problems if you consider that they are just 1 year old.
    To top it all the project has not got the Occupancy Certificate from the statuory authorities and I am living under constant fear of losing my hard earned investment.
    There is no association for the complex so the maintenance staff which is being done by the builder are the king and they reluctantly do all maintenance jobs leaving residents no place to go.
    The list of problems in the complex and misdeads of the builder is endless, one should be extremely cautious while relying on this builder and grab a first hand experience through Vasantha.

    I own one flat there and I find your review to the point. I strongly feel apart from the flat layout, which is just un comparable to any 3 bhk in bangalore, Rohan’s have royally screwed up and cut corners every where else. So much so that the project which started in 2004 July is still not complete and has started looking like a 20year old building. Had it not been the flat layout (the max time where you spend), the otherwise fantastic landscaping/club house structures/sports facilities of neighbours- Purva riviera /fountain square would have easily killed the ratings of this apartment complex.

    The problem with most big builder is the basic document is totally in favour of them, they just take some advance by showing beautiful/staged mock flat and then they’ll ask you to sign some documents, these phase is handled very professionally, well behaved marketing guys/gals will ensure that no questions are posed but just your signatures.
    Once we start understanding he document, we will feel how nicely we have been cheated. Some people have spent about 65 lacs in 2007 for 2BHK and now they don’t even fetch 15K rent !! A fixed deposit would yield not less than 50K per month with which you can stay in ’star’ apartments for life long and still save !!!

    While all builders are known to be cheats and not deliver wat they promise, one needs to see Rohan Vasantha complex in marthahalli to see how far a builder can go. Half the things promised in marketing brochure are either not delivered (the lame excuse is we didn’t get BDA approval) or are already not working.

    The project, started sometime in 2002 is still not completed. The basements are all leaking and the builder openly says its not possible to make a basement which doesn’t leak – he better see how Purva has made in the neighbouring projects – not a drop after rains. The floor on gound (open walking place) has started cracking…. the genset provided is under power, garbage chutes are not working from day one, water sprinklers are not working from word go and the list goes on

    The lifts provided by builder are already not working and lots of parts need to be replaced at maintanence cost. The lifts provided by the builder are the ones discontinued by Kone – save cost is the mantra; let residents spend on maintenance.

    worst of all, the builder has not beeen able to get a OC till date while the purva fountainsquare project which strarted about 2 years after rohan has got the same. Looks like Lunkads have no control / contacts in BDA and are not able to get simple things done. The impact of no OC is that all residents are stuck with loans at higher rate of interest – non of the nationalized banks are willing to give loan for flats in Rohan since Khata certificate (comes only after OC) is not available.

    pls stay away from rohan builders atleast in Bangalore – they might have a good name in Pune.

    No builder is honest, but Rohan management is height… i have stayed in purva and mantri proojects and can say they deliver what they promise to a large extent. Pls visit Rohan Vasantha and see the finish given. Make sure you walk through the basements, see the garbage chutes etc etc Looks like this Pune based builder is not at all concerned about what he delivers in Bangalore
