Website : Click Here 31 Responses viratko April 3, 2012 All of the reviews for SJR group looks fake to me, I can see a pattern, all users have given their reviews for a generic product like Airtel/MTR/Cheapest Cell phone just 1-6 days before writing the review for SJR group. It’s easy to manipulate a product;s review this way. In Bangalore most of the ppl are from IT and check for reviews on internet, so if u put a good review from 4-5 users, chances are that u can influence the opinions easily, This is my personal opinion from an obvious pattern about these reviews, I’m not sure if SJR group has really done this. Reply dannis November 17, 2011 Hello my name is dannis working for Infosys Bangalore.I have booked a flat at SJR Unity located at Marathalli 3 months back .After going through all the legal check ups and making all sorts of inquiries i had decided to put my hard earned money into this project.Location wise its excellent,its just off the ring road.Their customer service is also very good. If you are looking for a good flat with resonable price go for it. Their projects were recommended to me by a friend of mine and I called them up.Thier customer service is superb i must say.I fixed a date for site visit with them. When i went there it was like my dream to own a 2 bhk apartment come true.All thier apartments are superbly designed to have lots of natural light and breeze, all apartments have 100% power back-up.I highly recommend SJR Group.True value for your money. Sjr group have lot of sub branches in bangalore sjr unity, luxuria, etc all these have very attractive building plans that everybody likes to own…I like the amenities they are provided because recently one of our family members purchased a new flat from sjr unity in marathhalli,Bangalore for a very attractive price. I own an apartment in one of the SJR Verity and the ambience is just superb; I have been to many condos in Bangalore and even the very high end ones can’t match what SJR offers. All SJR apartments are very spacious with lots of green, lush green park and gardens that are meticulously maintained. The flats are superbly designed to have lots of natural light and breeze, all apartments have 100% power back-up not just 1 or 2 points. Though the carpet area is a bit less but it makes living very comfortable. Lots of parking space for visitors as well. And you can always enjoy the green. Reply rjjmenon August 29, 2011 I had lot of apprehension purchasing an SJR apartment, after reading many negative comments in various websites. I still went ahead and purchased an apartment, to regret it much later. SJR will reduce the floor area once they complete the apartment. They are completely unprofessional in their interactions and it is disappointing to deal with them. There is absolute lack of co ordination between various departments and they do not care about the customers. Their quality of product seems to be better compared to other builders, but they do not deliver their promised amenities. If you have an option, you should avoid SJR. My interactions with other builders have been much better. I have noted that SJR has tried to counter the negative comments on the internet by creating fake accounts and posting excellent comments about themselves. It is very disappointing behavior from them. Though the carpet area is a bit less but it makes living very comfortable. Lots of parking space for visitors as well. And you can always enjoy the green. True value for your money. But if you compare SJR Builders with any other builders then SJR is far ahead! The name spells class. The surrounding is transformed when you enter the SJR Property. They are very prompt in completing their projects.Price is also very afforadable.I planned to purchase a flat in bangalore and settle here.I came to know about SJR Builders and enquired them about thier projects. Their projects were recommended to me by a friend of mine and I instantly fell in love with the apartment at SJR Verity. It is always bustling with action and it fits the bill perfectly. It really is a great deal and I recommend them to everybody. The apartments are built in such a way that it allows abundant natural light to enter, and it is also breezy in the evenings. I enjoy sitting out on my balcony sipping on tea as soon as I’m back from work. It rejuvenates me. There are a lot of positive vibes that I get from this place. My experience with SJR Group is excellent. Very professional customer service and staff are very polite. Thier apartments have all the amenities like gym, swimming pool, jogging track etc. All their apartments are built with perfection. In my opinion SJR Builders are one of the leading builders in bangalore.To be frank they have really improved a lot. Hats off to SJR Group. I got my flat within the time what was promised The price offered by them is very competitive and you cant get any good than that for their price. They are very honest people and professional when it comes to dealing with customers. They never pitched me to buy the flat. Overall very satisfied with the experience with SJR. Reply aka_agarwal September 22, 2010 I own an apartment in a complex constructed by SJR Builders of Bangalore. Though this is a new apartment complex (say less than 1 year old), however, looks like at least 25 apartments have seepage problem. The builder promised 1 covered car park with each apartment, however failed to keep the promise, since he maked few parking lots as dual car park, and made extra money from there. Builder even didn’t bother to leave the common passage clear, and allotted car park on some common passage, e.g. exit of staircase in the basement etc. This is 9 storey apartment, and staircase is too narrow for movement of hosuehold stuff. The quality of construction, electrical work, plumbing etc. is all quite poor. The builder took 1 extra year even to complete the basic stuff for people to move in, and declined to pay any penalty for delay in completing the project. The complex has limited power backup, however, there is no mechanism in the apartment for resident to know if power supply is on mains or on DG. Many electrical equipments broke down due to the fact that builder has not separated the electrical line for light and heavy electrical appliances. Overall, the workmanship, commitment, attitude, etc. is not worth dealing with this builder. We have been asking them to buy back from us, still no resolution. We have filed a complaint against them in the cosumer forum but that too is stuck…guess they have stronger political connections… Interacting with SJR has been a night mare..why dont to go to the spencer project and checkout the construction quality for urself…dont go by model aptmt and other marketing gimmicks. If you have money, better throw in the drain, but don’t buy an apartment in SJR properties, believe me…it’s much less painful. All their projects are delayed by more than a year, quality…don ask, sometimes tiles not available, sometime sand, then labor, wondow…list is endless…if you don keep a watch they will fit broken doors and won’t replace. Their employee keep changing, so todya somebody will promise you something, tomorrow he is not there…so nobody is accountable. In my 3 yrs assosiation, 4 project managers already…and each one is bigger idiot than the previous one. delay charges…forget it…if you have made upfront payment, initially they will promise you to pay interest, then after sometime they will stop paying, saying “we din’t ask for it, you paid and we can’t pay after *** date”. why?? that doesn make any sense. Ok…so then return the money…”no we can’t return. it will be with us and final account settlement will be done at the time of possession”. So you guys only can judge… in one of the projects, after completion they told the owners, that they have built more Super Builtup area than planned, so owner;s should pay the difference, which was 1-3 laks per appt depending on their ratio. They claim that their architect is some bigshot, i say, their design and enginerring suck… they denied fitting bathtub in bathrooms saying, it might cause leakage. and thats not all…the list is endless…My suggesstion to all my friends who want to buy their dream house is, please speak to people who have already made this mistake, visit the properties, each project’s occupant have yahoo groups, browse and read the messages and then take a decision. one can actually write a book on “why not to invest in SJR properties”. And even after all this you want to invest in SJR properties, then i would say, “you are responsible for your pain and loss !!” Reply amit October 22, 2016 Plese don’t get fooled by this builder. They are very worst. Once you book the flats you are trapped. They are not at ll professional. They won’t answer your queries properly. No proper documentations. Work progress will be utter slow. Reply Sjr Builder October 12, 2007 Buying an apartment / flat made by SJR Group / SJR builders has been the WORST decision I have ever made. The flat promised to me and the one they are building (for the last 3 years) have LOTS of variances – area is smaller, the construction work is substandard, the customer care is non existent. The construction moves at an extremely slow pace. SJR demanded an additional 7 Lacs from customers citing non existent reasons. They refused to pay the delay penalty as mentioned in the agreement. Some people had to move in into the semi-finished building due to constraints and they are now grappling with no power, no water, water logging and leaks in flats, and above all no one from SJR ever responds to their pleas for fixing these issues. If you are looking for real estate / property / flat / apartment in Bangalore, stay away from SJR group. They are the biggest cheats in the business Reply Apartment Owner In Bangalore October 9, 2007 I agree. It has been almost 3 years now, and I am waiting on SJR to deliver the apartment they promised would be ready more than a year back. I have had to beaat increased rental charges, increased govt. taxes, and there seems to be no end in sight. The management at SJR group changes every 4-5 months, and they always say the same thing – “Forget whatever has happened before, we will do our best..” SJR builder is a cheat. Avi August 25, 2008 I want to buy a SJR LUXURIA apartment. As of now they are saying we will give you prelaunch offer which is about INR3100/Sq.ft. After reading all these comments, I am scared.. What shall I do?? Reply
Sjr Group May 9, 2008 SJR is one of the worst builders in Bangalore. If you have money, better throw in the drain, but don’t buy an apartment in SJR properties, believe me…it’s much less painful. All their projects are delayed by more than a year, quality…don ask, sometimes tiles not available, sometime sand, then labor, wondow…list is endless…if you don keep a watch they will fit broken doors and won’t replace. Their employee keep changing, so todya somebody will promise you something, tomorrow he is not there…so nobody is accountable. In my 3 yrs assosiation, 4 project managers already…and each one is bigger idiot than the previous one. delay charges…forget it…if you have made upfront payment, initially they will promise you to pay interest, then after sometime they will stop paying, saying “we din’t ask for it, you paid and we can’t pay after *** date”. why?? that doesn make any sense. Ok…so then return the money…”no we can’t return. it will be with us and final account settlement will be done at the time of possession”. So you guys only can judge… in one of the projects, after completion they told the owners, that they have built more Super Builtup area than planned, so owner;s should pay the difference, which was 1-3 laks per appt depending on their ratio. They claim that their architect is some bigshot, i say, their design and enginerring suck… they denied fitting bathtub in bathrooms saying, it might cause leakage. and thats not all…the list is endless…My suggesstion to all my friends who want to buy their dream house is, please speak to people who have already made this mistake, visit the properties, each project’s occupant have yahoo groups, browse and read the messages and then take a decision. one can actually write a book on “why not to invest in SJR properties”. And even after all this you want to invest in SJR properties, then i would say, “you are responsible for your pain and loss !!” Reply
amit October 22, 2016 Plese don’t get fooled by this builder. They are very worst. Once you book the flats you are trapped. They are not at ll professional. They won’t answer your queries properly. No proper documentations. Work progress will be utter slow. There are lot of victims of their traps. So don’t be a victim. Good luck. Reply

Sjr Builder October 12, 2007 Buying an apartment / flat made by SJR Group / SJR builders has been the WORST decision I have ever made. The flat promised to me and the one they are building (for the last 3 years) have LOTS of variances – area is smaller, the construction work is substandard, the customer care is non existent. The construction moves at an extremely slow pace. SJR demanded an additional 7 Lacs from customers citing non existent reasons. They refused to pay the delay penalty as mentioned in the agreement. Some people had to move in into the semi-finished building due to constraints and they are now grappling with no power, no water, water logging and leaks in flats, and above all no one from SJR ever responds to their pleas for fixing these issues. If you are looking for real estate / property / flat / apartment in Bangalore, stay away from SJR group. They are the biggest cheats in the business Reply
Apartment Owner In Bangalore October 9, 2007 I agree. It has been almost 3 years now, and I am waiting on SJR to deliver the apartment they promised would be ready more than a year back. I have had to beaat increased rental charges, increased govt. taxes, and there seems to be no end in sight. The management at SJR group changes every 4-5 months, and they always say the same thing – “Forget whatever has happened before, we will do our best..” SJR builder is a cheat. Do not fall into this trap. Reply
